Should I Sell My House in Los Angeles Now or Wait?

If you’re wondering whether you should sell your house in Los Angeles now or wait, I’d start with a different question: What are you hoping the wait will accomplish? Maybe you’re hoping home prices will rise. Maybe you’re waiting for mortgage rates to come down. Or maybe you know your home needs some work before you put it on the market. Those are very different situations, which is why I don’t think the answer comes from a headline telling us whether it’s a “good” or “bad” time to sell. It comes from looking at your specific home, your neighborhood, your goals, your timeline and what you plan to do next.

My job isn’t to talk you into selling. It’s to help you figure out whether selling now actually makes sense for you.

Los Angeles Isn’t One Housing Market

Real estate in Los Angeles is incredibly local. Your neighborhood, your street and sometimes even your block can matter more than a citywide statistic.

Culver City is a good example. In the six months ending August 27, 2026, MLS data shows 118 single-family home sales, with sale prices ranging from $795,000 to $4.3 million. Some homes sold substantially over asking, while others sold below their original list price.

That’s why I don’t think a median price, whether it’s for all of Los Angeles or a micro market like Culver City, tells a seller enough. Your street matters. Your home’s condition, size, lot, layout and improvements matter. And your competition, the other homes buyers are seeing when they’re out looking, matters. All of these factors are what I am considering when helping a seller decide if it’s the right time for them to sell.

A Culver City Seller Who Wanted to Move Immediately

Last summer I represented sellers in Culver City who had already moved into their new home, which I also helped them purchase. They wanted to sell their previous home ASAP so they could have the proceeds from the sale.

The house had been lived in for about ten years and needed some love before buyers saw it. We refinished the floors, painted the entire interior, deep cleaned, trimmed trees, replaced bathroom mirrors, did some light landscaping, serviced the HVAC, removed more than 100 childproof locks from the cabinets, staged the home and had it professionally photographed. It took about three weeks. None of it was a major renovation, but together those changes completely transformed the way the home looked and felt when you walked through the front door.

We used the slower end-of-summer weeks to get the home ready, with plans to go live right after Labor Day. Once the staging was installed, I showed the property off-market and connected with buyers who had been looking for more than two years. They knew exactly what they wanted. They knew that this house was a perfect fit and wrote a very strong offer, rather than wait for the public launch and risk competing with other buyers. We were in escrow before the first open house, and the home ultimately sold for $225,000 over the list price.

That’s the difference between moving quickly and rushing. My sellers took the time to strategically prepare and present their home.

Don’t Wait Just to Try to Time the Market

If the only reason you’re waiting to sell is because you think home prices might increase or mortgage rates might be lower six months from now, I’d be careful. Realtors are not fortune tellers, we don’t have a crystal ball (sadly).

None of us know what the market will look like six months from now. And even if rates fall or prices rise, it doesn’t necessarily mean your home will be in a better position. There could be more inventory. Buyer behavior could change. Your own plans could change. I’d rather focus on what we know today. What could your home realistically sell for? What other homes are buyers looking at in your price range? Is your home ready, or would a few smart improvements make a meaningful difference? And does selling now make sense for what you want to do next? These are things we can actually determine.
