Living in Beverlywood

Beverlywood is a Westside neighborhood of the City of Los Angeles, known for its curving streets and mature landscaping, in a very central location near Cheviot Hills, Culver City, Century City and Beverly Hills. Developer Walter H. Leimert began building it in 1940, planned around Circle Park instead of the usual Los Angeles grid, with very little commercial activity inside the neighborhood itself.

At its heart is the Beverlywood Homes Association (BHA), roughly 1,350 single-family homes with their own CC&Rs and architectural guidelines. Homes just outside the association are also commonly considered part of the broader Beverlywood area, although they may not be part of the BHA. Throughout Beverlywood, you'll find original 1940s and postwar homes alongside beautifully renovated properties and newer construction.

The result is a neighborhood that feels tucked away and residential while being very central. I grew up in Beverlywood and still live nearby ❤️

The original homes are mostly Traditional, ranch and mid-century styles, and some are still modest one-story originals. Because it was developed as a planned community, Beverlywood feels more architecturally cohesive than neighboring Cheviot Hills. Some pockets are flat and others climb into the hills, with city or hillside views, so the setting can change from one street to the next.

Buying or selling in Beverlywood

Beverlywood was one of the first neighborhoods in the Los Angeles area with binding CC&Rs. Inside the BHA, they limit the size, style, color and design of homes, and changes are reviewed by a committee. That protects the look of the neighborhood, and it also shapes what you can build, so it's worth confirming whether a home is inside the association, especially if you plan on doing renovations.

The association also owns and maintains Circle Park, which is open to everyone, and several smaller parks that are gated for residents.
