I sold my mother's home of 45 years and my aunt's home of 42. I know how much a family home holds. Often it's the son or daughter who reaches out first, before a parent is ready to talk about it, and that's okay. The goal isn't to push anyone out of their home, it's to make sure your parent has the information to make their own decision, at whatever pace works for your family.

Inherited homes often involve a probate or trust process, and the steps depend on how the estate was set up. I work alongside the estate attorney, trustee or executor, and I encourage every client to speak with a CPA about how the sale may affect their taxes. My focus is the home: understanding its value, deciding what, if anything, is worth doing before it's listed, and coordinating trusted vendors.
Frequently Asked Questions
Should I buy my next home before I sell this one?
It depends on your finances. If you can, buying first with a bridge loan or a home equity line of credit lets you make a stronger offer on your next home. If not, selling first and negotiating time to stay in your home after closing can work well. The right order depends on your numbers, so it's worth planning with your lender early.
Will I lose my low property taxes if I sell?
Not necessarily. California's Proposition 19 lets eligible homeowners, including those 55 and older, carry their property tax base to a replacement home. The rules are specific, so it's worth reviewing your situation with a tax professional before you decide.
My parent isn't ready to talk about selling. Where do I start?
Start with information, not a decision. A conversation about options, what the home is worth and what a move could look like can happen long before anyone decides anything, and it often makes the later conversation with your parent much easier.
Can the sale be handled if I live out of state?
Yes. Much of the preparation, vendor coordination and the sale itself can be managed locally, with regular updates to you and your family along the way.
Do I need to be in Los Angeles to sell my home?
Usually not. Preparing the home, showings and much of the paperwork can be handled while you're away. Many documents can be signed electronically, and any that need a notary can typically be signed where you live.
Can repairs and preparation be handled while I'm away?
Yes. Vendors can be coordinated and the work overseen locally, with photos and updates sent to you so you can make decisions from wherever you are.
Do I have to go through probate to sell an inherited home?
It depends on how the estate was set up. A home held in a trust can often be sold by the trustee without probate, while a home passed through a will may need to go through probate court. An estate attorney can tell you which applies to your situation.
Can I keep my parent's low property taxes?
Only in limited cases. Under California's Proposition 19, a child may be able to keep a parent's property tax base if the child makes the home their primary residence, and there are value limits. A tax professional can review your situation.
