Cheviot Hills has a rare combination of neighborhood charm and central Westside location. Its gently rolling, tree-lined streets are filled with character homes dating back to the 1920s, along with beautifully renovated and newer properties. The neighborhood feels tucked away, with little through traffic, yet Century City, Beverly Hills, Culver City and Westwood are all nearby.

The expansive Cheviot Hills Recreation Center and neighboring Rancho Park Golf Course are also a big part of daily life here, giving residents access to parks, sports and outdoor space right in the neighborhood. It's the kind of place that feels timeless, residential and distinctly "Old LA," while still being incredibly convenient to the rest of the city.

The homes in Cheviot Hills are full of character, reflecting nearly a century of Los Angeles architecture. Many of the neighborhood's original homes were built in the 1920s through the 1940s, with Spanish Colonial Revival, Traditional, Tudor and English-inspired styles found throughout its winding streets, along with postwar ranch homes and about two dozen storybook cottages by builder Edmond J. Aiken. Over the years, many have been beautifully renovated and expanded, while others have made way for larger contemporary and newly built homes. The rolling streets and varying lot sizes add to the charm, and even with the mix of old and new, the neighborhood keeps its classic character.

Buying or selling in Cheviot Hills

One thing buyers and sellers should know: the California Country Club Estates, about 410 ranch-style homes first sold in the 1950s on the site of the former California Country Club golf course, has its own homeowners association with automatic membership and binding CC&Rs. Homes outside that tract are not part of it, so it matters where a home sits within Cheviot Hills, especially if you plan on doing renovations on your home.
