Culver City vs. Mar Vista: What homes sold for in Q3 2026

Title card for the article: Culver City vs. Mar Vista: What homes sold for in Q3 2026

In the third quarter of 2026, the median single-family home sold for about $1.62 million in Culver City and about $2.35 million in Mar Vista. Mar Vista had far more large, expensive homes. Culver City had far more homes under $2 million, and they sold faster. The two are direct neighbors, but they are not the same market.

The numbers come from TheMLS: single-family homes sold from July 1 to September 30, 2026. Mar Vista here means ZIP code 90066, minus a handful of homes that carry that ZIP code but sit in Culver City or West Los Angeles. I am leaving out condos, and I am not using price per square foot, because it hides more than it shows. One quarter is a snapshot, so read these as a direction, not an exact line.

How do Culver City and Mar Vista compare side by side?

Which has more homes at each price level?

This is the biggest difference. In Culver City, 46 of the 62 homes sold for under $2 million, about three out of four. In Mar Vista, 20 of 84 did, about one out of four.

Between $2 million and $3 million, Mar Vista had 37 sales and Culver City had 14. At $3 million and up, Mar Vista had 27 sales, and 14 of those were at $4 million or more. Culver City had 2 sales at $3 million and up, and the highest was about $3.3 million. Mar Vista’s highest was about $5.4 million.

Which has bigger homes and bigger lots?

Mar Vista had bigger homes, but not much bigger lots. The median home that sold in Mar Vista was about 2,070 square feet, against about 1,620 in Culver City. Forty-four of Mar Vista’s 84 homes had four or more bedrooms. In Culver City it was 14 of 62.

The median lot was close: about 5,850 square feet in Mar Vista and about 5,570 in Culver City. So the price gap is not mostly about land. It is about how much house sits on it, plus condition, location, and what was built or redone.

Which sold faster, and which sold above list price?

Culver City moved a little faster. The typical home that was listed on the MLS sold in about 15 days in Culver City and about 20 days in Mar Vista. Homes that sold privately, without a public listing, show no days on the market, so I leave them out of the speed numbers.

In Culver City, 28 of 62 sold above their last list price, 9 sold at it, and 25 sold below it. In Mar Vista, 31 of 84 sold above, 16 at, and 37 below. On average, Culver City homes sold for about 102% of their last list price, and Mar Vista homes for about 101%. Last list price means the price after any reductions, not the original price.

What is different about buying in Culver City versus Mar Vista?

Culver City is its own city. Mar Vista is a neighborhood inside the City of Los Angeles. That changes the transfer tax you pay when you sell, because Culver City and the City of Los Angeles set theirs up differently. I show the math on a $2 million sale in Is Culver City part of Los Angeles?

Schools depend on the address. Culver City homes are served by Culver City Unified. Mar Vista addresses are in the City of Los Angeles, and a few addresses with a Mar Vista ZIP code are actually served by Culver City Unified, so you cannot tell from the ZIP code alone. Anyone thinking about buying in either place should do their own due diligence on schools and confirm the exact address with the district.

How did I put these numbers together?

I used single-family homes sold from July 1 to September 30, 2026, from TheMLS. For Mar Vista, I used ZIP code 90066 and took out the homes that carry it but belong to Culver City or West Los Angeles. A ZIP code is not a neighborhood boundary, so another way of drawing Mar Vista would give slightly different numbers. For Culver City, I used the whole city. A single quarter can look different from the next one.

The Bottom Line

Start with your budget. Under $2 million, Culver City had far more homes sold in Q3. Above $3 million, Mar Vista had almost all of them. Neither is better. They are two different markets that happen to share a border. For a closer look at the parts of Culver City, see Culver City neighborhoods compared.
